The site for the new Science Park occupies approximately twenty acres of land lying between the Portstewart Road and the Cromore Road adjacent to the main university campus. The building was designed to accommodate mature bioscience companies requiring laboratory accommodation varying from 600 to 2500 sq. metres. 

The building can accommodate between one and four tenants and is flexible enough to allow for the fitting–out of any area without causing disruption to other occupied areas. 

A landlord core was provided to accommodate passenger and goods lifts, reception areas, toilets and a conference room.
